Active Adult Community Solar townhome

My townhome’s 2.5kW solar array was installed in 2010 to take advantage of both the federal tax credits and the Virginia Recovery Act rebates, which covered half the initial cost. My HOA only required that panels not be mounted at an angle to the roof. Since my roof faces directly south and I am on the edge of the community with no neighbors behind me, I had a perfect situation. In addition to the solar array, I have a wisteria covered arbor to shade my ground floor south facing windows, and a slated aluminum fixed awning to shade the second floor window. I have super-insulated the attic and installed an attic access zip hatch (energy shield). The home also has a rain garden to reduce ponding/erosion/runoff issues in the back. I will have on view a demonstration of a DIY window quilt – very inexpensive and easy to do and very effective at reducing heat loss in winter. Windows also have Hunter Douglas Architella blinds for efficiency. Two Solatubes bring natural light into different areas of the house, reducing the need for artificial light..
