Energy Makeover of 1973 Home

This all-electric house was built in 1973. After switching to community solar in April 2022 and then getting a free energy assessment, we made the following improvements to cut the electricity usage in half:

– weatherize to eliminate drafts

– blow cellulose insulation into the attic, and garage ceiling

– insulate the utility closet walls with spray foam

– install inner storm windows made of 1/4” acrylic on all 28 windows and one door to reduce heat loss through the old glass windows

– replace two old refrigerators with one new one

– replace an old washing machine with a more efficient one

– replace an old clothes dryer with a new ventless heat-pump dryer that does not expel heat outdoors

– replace the old, inefficient 80-gallon electric water heater with a new ultra-efficient Rheem 50-gallon heat pump water heater

– replace 15 fluorescent tube light bulbs with LED tube bulbs, hiring an electrician to remove the ballasts and re-wire the fixtures

– install four one-to-one heat pumps to heat the house in winter and cool it in summer

These improvements cost a total of approximately $28,000 (note that the laundry and refrigerator needed to be replaced regardless). At today’s electric rates, the savings will amount to about $2,400 per year. That’s a return on investment of over 8% (assuming energy rates remain constant), which is more than the 2% interest the money would have earned in the bank.
